KTA was responsible for the mechanical, electrical, and plumbing design of the project. The project is a 60,000 square foot mixed-use development in the Adams Morgan district of Washington DC. The building is being developed on an existing site and will maintain the historic street-front retail bay with the new building built behind. The project includes 80 units on six floors with retail bays along the street front. A single level of underground parking is provided for use by the residents. The building is designed to meet the latest DC Green Building Codes.

 

The mechanical system uses a combination of through-wall split system units and conventional split systems for the units. The common areas and amenity spaces are served by dedicated split systems with rooftop condensing units. The plumbing systems include a central domestic hot water system that utilizes high-efficiency boilers located in the garage. 

 

The building is designed with two electrical services; one for the retail and one for the residential component of the project. Each service is 208V, three-phase. The residential service is split at the garage level into multiple meter stacks and distributed to the floors by individual feeders to each unit to allow for direct billing of electrical services. The retail service is a trough that future tenants will connect to via dedicated raceways from the main level.
