909 Rose Avenue is a mixed-use 212,000 sq. ft. class A office building with retail tenants on the ground floor. The building includes a dedicated office lobby with shared amenity spaces. The amenities include a fully fit-out fitness center with full-service locker rooms, multiple meeting areas, in addition to a rooftop terrace and lounge. Bike storage is included in the building as well.

The mechanical design includes a Dedicated Outside Air System (DOAS) with high efficient outside air units with heat recovery, high temperature, and efficient series configured chilled water system, as well as fan power induction units to serve common areas and future tenant spaces. The main lobby, fitness center, and conference center are served by independent water-cooled air handling systems. It is anticipated that the system will outperform the ASHRAE baseline by approximately 20%. The parking structure is an open structure with minimal ventilation requirements. LED lighting with photovoltaic systems is used to light the garage.
