Fallsgrove MOB                   ROCKVILLE, MD 

KTA was responsible for providing mechanical, plumbing, electrical engineering, and fire sprinkler design for this five-story, 119,900 square foot, LEED Silver, office building with 190,000 square foot, three level, naturally ventilated parking structure. The office building first floor is designed for retail tenant space including provisions for a future restaurant. The mechanical system includes an open loop condensing water system which consists of two cooling towers located on the roof, four condenser water pumps and two plate and frame type heat exchangers all located in the penthouse mechanical room. A closed loop condenser water piping system supplies condenser water from the larger heat exchanger to one water cooled, self-contained, air handling unit in the mechanical room on each floor. The second heat exchanger serves a 24/7 condenser water loop, which is provided with line set of 3” taps on each floor. The self-contained units have water side economizer coils and a roof top energy recovery unit provides pre-conditioned outside air to the mechanical rooms on each floor. Provisions have been made for future HVAC for retail and tenant fit-outs.
